Warning – Be Cautious dealing with Lease Investors
Recently, you may have been approached by a lease investor offering to “prepay” or “buy out” your telecommunications lease.
As with most unsolicited offers, the buyout offer may be too good to be true. As the long term owner of the telecommunications tower on your property, Axicom would like to take this opportunity to highlight some of the misconceptions about any buyout offer you may have received.
- It is not true that once you have ‘sold’ the lease, your lease obligations are at an end. In our experience, the lease investors take the rent but leave you with the day-to-day management of the lease. As you still own the land, you will still be involved in the operation of the telecommunications lease. Contact with lease investors based overseas can be challenging or non-existent. This is in stark contrast to Axicom which has a national Australian presence, 200 Australian employees, and is contactable 24/7.
- It is also not true that the lease buyout will allow you to unlock the potential of your land. If you want to deal with your land in the future, you may need approval from the lease investors. Be wary about offers to share in future revenue at the site. It’s important to remember that the lease investor does not own the tower so their ability to generate additional revenue is limited.
- The lease investors may also tell you that Axicom does not have the flexibility to offer lease buyouts. This is incorrect. We have more experience than any other operator in acquiring lease interests. With over 15 years’ market experience, Axicom offers stability and commitment, there is no need to introduce a “middleman”.
